  • Do my spouse and I need to submit separate applications?

    Yes, each applicant aged 18 and older must submit a separate application.

  • Does my 18+ child need to apply and be listed on the lease?

    Yes, if your child is 18 years old or older, they must submit their own application and be included on the lease.



  • What is the application process like? Are there any application fees?

    The application fee is $40. After submitting your application, you can schedule tours of available properties and arrange a FaceTime session with our Property Manager if you have any questions. Once you choose a property, we will qualify you and notify you of the approval status. If approved, you will need to pay the first month's rent to secure the property.

  • Are pets allowed? Are there breed or size restrictions?

    Most properties allow pets; however, a few homeowners do not. We do not have any breed or size restrictions, as our new insurance covers all dog breeds.



  • Are there additional fees or deposits for pets?

    Yes, there is a one-time $250 pet fee per pet and a monthly $25 pet rent.



  • What is RBP?

    Every resident benefits from our exclusive Resident Benefits Package for just $50.94 per month.

  • What is the length of the lease?

    The standard lease term is one year.



  • Which utilities am I responsible for paying?

    For details on which utilities you are responsible for, please contact our office, and we will be happy to provide the information.



  • When will I receive my deposit back after moving out?

    The return of your deposit depends on the condition of the property after you move out. We have up to 30 days to prepare the deposit disposition, and you can expect to receive your deposit payment at the end of this 30-day period.



  • How do I pay rent? Are there online payment options available?

    You can pay rent by dropping off a money order or cashier's check, or using our online portal with a credit card, debit card, or ACH transfer.



  • What is the process for renewing my lease?

    The property manager will automatically email you 30 days before your lease expires with renewal documents to sign.



  • What are the penalties for breaking the lease early?

    If you break the lease early, you will be charged one month's rent and forfeit your security deposit.



  • How do I report emergency maintenance issues?

    For emergency maintenance issues, please call (417) 990-5511.



  • What is the late fee policy?

    Rent is due on the 1st of each month with a grace period until the 5th. A $25 late fee is charged on the 6th, with an additional $5 per day until the rent is paid in full.
