Do my spouse and I need to submit separate applications?
Yes, each applicant aged 18 and older must submit a separate application.
Does my 18+ child need to apply and be listed on the lease?
Yes, if your child is 18 years old or older, they must submit their own application and be included on the lease.
Are pets allowed? Are there breed or size restrictions?
Most properties allow pets; however, a few homeowners do not. We do not have any breed or size restrictions, as our new insurance covers all dog breeds. If you do have a pit/pit mix of any sort, we are required to have a copy of city registration on file if living within the City of Springfield.
Are there additional fees or deposits for pets?
Yes, there is a one-time $250 pet fee per pet and a monthly $25 pet rent.

Which utilities am I responsible for paying?
For details on which utilities you are responsible for, please contact our office, and we will be happy to provide the information.
When will I receive my deposit back after moving out?
The return of your deposit depends on the condition of the property after you move out. We have up to 30 days to prepare the deposit disposition, and you can expect to receive your deposit payment at the end of this 30-day period.
How do I pay rent? Are there online payment options available?
You can pay rent by dropping off a money order or cashier's check, or using our online portal with a credit card, debit card, or ACH transfer.
What is the process for renewing my lease?
The property manager will automatically email you 30 days before your lease expires with renewal documents to sign.
How do I report emergency maintenance issues?
For emergency maintenance issues, please call (417) 399-6165.
What is the late fee policy?
Rent is due on the 1st of each month. We do allow payments until the 5th fee free. On the 6th, there is a $75 late fee. If balance remains unpaid on the 15th of the month another $75 late fee is charged.
